The AI Visibility Audit: What We Check and Why It Matters

Why a 48-Checkpoint Audit?
Most marketing audits for real estate agents check a handful of things: Does your site load fast? Do you have meta descriptions? How's your domain authority? These are Google-era diagnostics. They tell you how visible you are on one search engine, using metrics that were state of the art in 2018.
AI search engines evaluate trust differently. ChatGPT doesn't care about your meta descriptions. Perplexity doesn't rank you by keyword density. Gemini doesn't look at your page speed in isolation. These engines ask a fundamentally different question: "Is this person credible enough to recommend by name to a stranger?"
That question requires a different kind of audit.
REMG's audit evaluates your visibility across four pillars: AI engine citations, technical SEO health, domain authority, and local presence. Combined, they cover 48 discrete checkpoints — each measuring a signal that contributes to whether AI engines know you, trust you, and recommend you.
Here's exactly what we check and why each measurement matters.
Pillar 1: AI Engine Citations
What we check: 4 AI engines x 12 questions = 48 AI query responses analyzed
This is the core of the audit, and the part no other real estate marketing analysis includes. We submit 12 carefully crafted buyer questions to each of four AI engines — ChatGPT, Perplexity, Gemini, and Claude — using your city and niche as parameters.
The 12 questions span the range of how real buyers actually query AI engines:
- General recommendation queries: "Who are the best real estate agents in [city]?"
- Niche-specific queries: "I need a buyer's agent who specializes in [niche] in [city]"
- Relocation queries: "I'm relocating to [city]. Which agents should I talk to?"
- Reputation queries: "Which [city] realtors have the best reviews?"
- Transaction-type queries: "Who should I hire to sell my home in [city]?"
Each query variation tests a different angle of your visibility. An agent might appear for general recommendation queries but be absent from niche-specific ones — that tells us the AI knows your name but doesn't understand your specialization.
What we measure for each response:
- Mention detection: Did the AI mention your name or business? We check for exact matches and common variations (last name only, brokerage name, team name).
- Citation position: Were you the first agent recommended, or the last in a list of five? Position matters — the first recommendation gets the lead.
- Competitor analysis: Which agents ARE being recommended instead of you? We extract every name from every response to map the competitive landscape.
- Recommendation strength: Did the AI say "you might consider" (weak) or "I highly recommend" (strong)? The language reveals confidence level.
How we score it: Your AI Visibility Score runs from 0 to 100. It's calculated from your mention rate across all 48 queries, weighted by citation position. An agent mentioned in 40 out of 48 responses with mostly first-position citations might score 85. An agent mentioned in 3 out of 48 responses in trailing positions might score 6.
Pillar 2: Technical SEO Health
What we check: Site crawl analysis, schema markup, content structure
AI engines may not rank you like Google does, but they still need to read your website. A site with broken pages, missing headings, and no structured data is harder for any system — AI or traditional — to understand and trust.
We analyze:
- Pages crawled and indexed: How many pages does your site have, and how many does Google actually know about?
- Critical issues: Broken links, server errors, redirect chains, orphaned pages
- Content quality signals: Pages with thin content (under 300 words), missing H1 headings, duplicate title tags, overly long titles
- Schema markup presence: Do you have any JSON-LD structured data? Is it the right type (RealEstateAgent, LocalBusiness)? Is it correctly implemented?
- Core Web Vitals baseline: Largest Contentful Paint, interaction latency, and layout stability
How we score it: The Technical Score starts at 100 and deducts points based on the ratio of issues to pages crawled, with heavier penalties for critical errors. A site with 50 pages and 2 critical issues scores differently than a site with 50 pages and 20 thin content warnings. The formula prioritizes issues that directly impair AI engines' ability to parse your site.
Pillar 3: Domain Authority and Organic Rankings
What we check: Backlink profile, referring domains, current keyword positions
Domain authority is one of the few traditional SEO metrics that directly influences AI visibility. AI engines, particularly Perplexity and Gemini, use authority signals when deciding which sources to trust. A recommendation backed by a high-authority website carries more weight than one from a thin, low-authority site.
We measure:
- Domain Authority score: A 0-100 metric based on the strength and quantity of your backlink profile
- Referring domains: How many unique websites link to yours. We weight this by quality — 10 links from local news sites matter more than 100 links from generic directories.
- Current keyword rankings: Which real estate terms do you currently rank for on Google? This shows where you have existing organic traction and where AI engines might already be aware of your content.
How we score it: The Authority Score blends domain authority (60% weight) and referring domain count (40% weight, logarithmic scale). This captures both the overall strength of your profile and the breadth of your link sources. An agent with a 35 DA but links from the local newspaper, a real estate blog, and their brokerage scores differently than an agent with a 35 DA from directory links alone.
Pillar 4: Local and Map Presence
What we check: Google Business Profile, geo-grid ranking, directory consistency
Real estate is inherently local, and AI recommendation queries are almost always tied to a specific city, neighborhood, or region. Your local digital presence determines whether AI engines connect you to geographic queries.
We evaluate:
- Google Business Profile completeness: Is your GBP claimed? Are all fields filled? Do you have a detailed business description with natural keyword usage? Are your service areas defined? GBP data feeds directly into Gemini and influences other engines through Google's knowledge graph.
- Geo-grid ranking: We check how your business ranks on Google Maps across a grid of locations in your market area. This reveals whether you're visible across your entire service territory or only near your office address.
- NAP consistency: We cross-reference your name, address, and phone number across major directories. Inconsistencies — a different suite number on Yelp than on Google, an old phone number on Realtor.com — erode the trust signals AI engines use to verify your identity.
How We Grade You
Each pillar produces a score. Those scores combine into an overall grade: A through F.
Here's what each grade actually means:
Grade A (Excellent): You're appearing in AI recommendations regularly. Your technical foundation is solid. Your authority is established. You're one of the agents AI engines trust enough to recommend by name. Focus: maintain and expand.
Grade B (Good): You're showing up in some AI queries but not consistently. You probably have a strong foundation in one or two pillars but a gap in others. Most commonly: good reviews and authority, but missing schema markup. Focus: close the specific gaps.
Grade C (Average): You're occasionally mentioned but not reliably. Your competitors are capturing the recommendation slots you should have. Typical profile: decent website, some reviews, but no schema, thin content, and incomplete directory presence. Focus: systematic improvement across all pillars.
Grade D (Below Average): AI engines rarely mention you. You're losing potential leads to competitors who have invested in their AI presence. The technical foundation needs work. Focus: fix the fundamentals first.
Grade F (Critical): You're invisible to AI search. None of the four engines recommend you on any of the 12 queries. This is where 83% of agents start. Focus: everything, starting with schema markup and reviews.
Beyond the letter grade, we estimate the economic impact of your visibility gaps. Based on your market, query volume, and competitive density, we project how many leads per month you're likely missing by not appearing in AI recommendations. For agents in active markets, that number is often surprisingly high.
